Wake Forest is two housing markets stitched together.

The historic district along North Main and South Main holds 1830s-through-pre-war homes with original plaster, lath, and pre-1981 building materials that nearly always trigger AHERA inspection requirements before any renovation. Two miles north and east, Heritage, Hasentree, Traditions, and the corridors past Highway 98 are 2000s-and-newer production builds with sealed envelopes, attic-deck condensation issues, and shower-cavity mold from missed flashing details. We run both kinds of project in the same week.

The Forestville and Stadium Drive belt is asbestos-prone.

Mid-century homes built between the late 1950s and early 1980s — concentrated south of downtown around Stadium Drive and through the Forestville mill village — frequently contain vinyl asbestos floor tile, asbestos-cement siding and Transite pipe, pre-1978 popcorn ceilings, and ductwork wrapped in asbestos tape and mastic. We treat any pre-1985 Wake Forest renovation as a sampling project before demolition begins.
