Cary's housing stock is unusually layered. The downtown grid around Academy Street still holds pre-1980 construction where asbestos surveys are warranted before any renovation. The 1980s and 1990s Preston and Kildaire Farms boom produced builder-grade homes now hitting the age where envelope failures, slab leaks, and chronic flashing issues are common. The 2000s MacGregor Downs and Lochmere expansion added larger lots with mature canopy that drives attic-ventilation moisture problems. The 2010s Amberly and Carpenter Village wave leans toward HVAC-condensate failures and builder-defect water claims. Each era has predictable failure points, and recognizing them on day one shortens the project.

Triangle humidity meets clay-loam soil.

Crawlspace mold is the single most common call we get inside Cary town limits. Soil moisture rises as vapor, condenses on cool floor framing, and feeds colonies that go unnoticed for months because nobody walks under the house. We see it most often in Kildaire Farms and Lochmere where original 1980s vapor barriers have failed, and in Preston where finished basements complicate the moisture path. Removing visible growth without correcting the moisture source is a recurrence guarantee, so our scope always addresses both.

Storm exposure is real, even in a planned town.

Convective storm activity each spring and summer regularly drives tree-fall, wind-driven rain intrusion, and flash flooding along Swift Creek and the lower Crabtree tributaries. The 2011 Triangle tornado outbreak is the local reminder that severe weather is not unusual here. Cary's stormwater design handles most events, but extended tropical-system rain bands routinely exceed local capacity in older Lochmere pond-adjacent properties and parts of the original downtown grid.
