The technical truth about ‘black mold.’

“Black mold” is a phrase, not a species. It usually refers to Stachybotrys chartarum — the toxigenic species behind the alarming health stories. The complication is that several common, less-toxic dark molds look identical to the eye, and we’ve seen Raleigh homeowners panic over Cladosporium and pay for full Stachybotrys-tier remediation that wasn’t warranted.

The honest workflow is identification first. Samples go to a third-party microbiology lab. The scope is built around what’s actually present, not the colloquial label.

When the result confirms Stachybotrys, the remediation protocol is strict: full PPE, sealed containment, HEPA filtration, removal of porous substrate, and repair of the underlying moisture event. The species can’t recolonize a dry substrate, so closing the moisture source is the long-term insurance.

Identification by sight is unreliable.

We've sent hundreds of 'classic black mold' samples to the lab over the years. A meaningful share come back as Cladosporium, Aspergillus niger, or other dark species — not Stachybotrys. The work and the price for actual Stachybotrys is different; lab work pays for itself by getting the scope right.

DIY removal aerosolizes mycotoxins.

Stachybotrys produces trichothecene mycotoxins that don't break down with bleach or wiping. Disturbing a colony without proper containment, negative pressure, and full-face respiration sends spores and toxin-bearing fragments into the rest of the home — and the lungs of anyone in it.

'Clean and paint' is the same as doing nothing.

Surface treatments don't reach the hyphae embedded in porous substrate. Paint locks in some of the visual but does nothing to the colony. Within a season the growth is back, and the moisture source — which was never addressed — is still there.

    Identification

    Air or surface samples to a third-party microbiology lab. Species and counts come back before we quote remediation. If the species isn't toxigenic, the scope is priced accordingly.

    Containment with full PPE

    6-mil poly containment, negative pressure with HEPA exhaust, full-face respirators, disposable suits. The IICRC S520 protocol applied with no shortcuts.

  3. 03

    HEPA + antimicrobial removal

    Affected porous materials are bagged for disposal. Surviving structure is HEPA-vacuumed and treated with EPA-registered antimicrobials. Air scrubbers run continuously throughout the project.

    Moisture-source repair

    Roof leak, plumbing, drainage, vapor intrusion — whatever produced the persistent moisture is fixed in the same project. Stachybotrys cannot recolonize a dry substrate.

Is all black mold the dangerous kind?

No. 'Black mold' is colloquial; it usually refers to Stachybotrys chartarum, which is toxigenic, but several other dark molds — Cladosporium, certain Aspergillus species — look the same and are far less concerning. Lab testing is the only reliable way to tell. Any mold growth in a home is worth addressing, but the scope and price differ depending on species.

What is Stachybotrys, in technical terms?

Stachybotrys chartarum is a greenish-black mold that grows almost exclusively on cellulose materials — drywall paper, ceiling tile, paper-faced insulation — that have been wet for at least seven to ten consecutive days. It produces trichothecene mycotoxins, which is what drives the health concern. Its strict moisture requirement is why finding it always points to an active or recently-active leak.

Can I test the mold myself?

We don't recommend hardware-store kits. Petri-dish settle plates can't reliably distinguish species, don't quantify counts, and aren't accepted by insurers or industrial hygienists. If you want a defensible answer, samples need to go to an accredited microbiology lab. We collect and submit them for you and the report is yours to keep.

Will my homeowners insurance cover the remediation?

Same rules as any mold claim in NC. Sudden, accidental, covered water events — burst pipe, appliance failure, storm-driven roof leak — usually qualify, with a mold sub-limit between $5,000 and $10,000 on most policies. Long-term seepage, deferred maintenance, and chronic humidity are typically excluded. We document the moisture source thoroughly so the claim is defensible.

What about my children, elderly relatives, or pets?

Vacate the affected area until containment is built and remediation is complete. Children, immunocompromised adults, asthmatics, and pets with respiratory sensitivities show symptoms earlier and more severely. If the affected area is a bedroom or main living space, plan for relocation during the project — usually three to seven days.
