Visible mold confirms a problem; it does not tell you the full extent. An inspection determines whether the visible patch is the entire issue or whether spores have spread to HVAC ductwork, wall cavities, attic insulation, or adjacent rooms. It also identifies the species, which affects the remediation protocol, and quantifies airborne spore concentrations — the data points that drive whether occupants should relocate during work.
Cost varies with scope. A focused inspection of a single room with one indoor air sample and one outdoor control runs at the lower end. A whole-home inspection covering attic, crawl, multiple living areas, and HVAC equipment with several samples sits higher. AIHA-accredited lab analysis is a meaningful share of the total because labs charge per sample. We provide a written quote before any field work begins.
Field work for most Raleigh inspections takes between two and four hours depending on property size and complexity. Visual findings, moisture readings, and thermal images are available immediately. Lab results from AIHA-LAP accredited facilities typically return in three to five business days, with the full written report delivered within one to three business days of receiving the data.
Industry best practice recommends keeping the diagnostic and remediation roles separate to avoid conflict of interest. We perform both, but we price and scope inspection on its own merits, write the report with only the diagnostic question in mind, and tell clients clearly that any qualified contractor can act on the findings. For post-remediation clearance, we recommend an independent third-party verifier in every case.
Indoor air samples are interpreted by comparison, not against an absolute regulatory threshold — there isn’t one for indoor mold. The standard is to compare indoor samples against a same-day outdoor control. Indoor samples that match the outdoor profile generally indicate normal fungal ecology. Samples with significantly higher counts, or species like Stachybotrys or Chaetomium that are absent or rare outdoors, indicate an indoor source. Our reports explain what your specific numbers mean.
