Most Morrisville housing dates from the mid-1990s through current construction, with a smaller pocket of older stock near the historic town core and along Morrisville-Carpenter Road. That construction-era profile means the dominant call patterns are HVAC condensate failures in attic air handlers, builder-defect water intrusion at window flashings and roof valleys, and behind-wall mold from chronic envelope leaks. Crawlspace mold remains common despite the newer construction, because original-builder vapor barriers were often undersized and have since failed. Asbestos exposure is concentrated in the older parcels and pre-1985 commercial structures along Aviation Parkway.

Category 3 flood water is treated as biohazard from intake, and we document for FEMA, NFIP, and private flood-policy claims. When reconstruction triggers Wake County substantial-improvement review, we coordinate with the floodplain administrator before scope begins.
