Chapel Hill is unlike any other Triangle municipality. The University of North Carolina sits at the center of the housing market, the rental share is unusually high, and the building stock around campus skews much older than most of Wake County. That combination produces a different kind of remediation workload — concentrated landlord-driven mold projects, asbestos surveys before renovation, and short turnover windows between leases.

Chapel Hill is a rental-heavy housing market.

A larger share of Chapel Hill housing is rented than owner-occupied, and rentals concentrate around the UNC campus, Franklin Street, Northside, and the Estes Drive corridor. That changes the rhythm of remediation work — short summer turnover windows, landlord and property-manager coordination, multi-unit duplex scheduling, and habitability documentation that satisfies rental-license inspections. We staff and schedule around the academic calendar, not against it.

The faculty-home belt has its own profile.

The single-family stock in Westwood, Gimghoul, Coker Hills, and the older streets around Estes Drive is a mix of pre-war homes, mid-century modernist designs, and 1970s-and-newer additions. The pre-1981 cohort frequently contains vinyl asbestos floor tile, asbestos-cement siding and Transite pipe, popcorn ceilings, and original duct insulation. AHERA inspection is required before any disturbance during renovation, addition, or sale-prep work.

Carrboro and the western edge run on similar rules.

Carrboro shares the same zoning patterns and the same older housing stock as the north and west sections of Chapel Hill, and the rental market crosses both town lines. We do not treat Carrboro as a separate service area — we run the same scope, the same documentation standards, and the same response window across both towns and out toward Hillsborough and Pittsboro.

Wet basements and slope-drainage moisture are the norm.

Chapel Hill sits on rolling clay-heavy terrain with steep micro-grades that channel runoff against foundations during heavy rain. Combined with the older partial-basements and crawlspaces in the historic neighborhoods, that produces a steady volume of mold remediation work driven by foundation moisture rather than supply-line failures. Our scope always includes the cause — vapor barriers, drainage, downspout extension — because removal alone is not durable.
