Durham is a hard town to inspect with shortcuts. The housing stock spans a full century, from 1920s mill cottages and Trinity Park bungalows to 1970s split-levels in Hope Valley to dense 2010s townhouse fabric near Southpoint. Every era hides moisture in a different place.

Our job is to walk into any of those buildings and come out with a defensible answer: where is the moisture, what is growing, how far has it spread, and what is the appropriate scope of response. We pair structured walkthroughs with calibrated moisture mapping and AIHA-lab sampling, and we deliver a written document instead of a verbal opinion.

Inspection is priced on its own merits. We do not bundle it with remediation, because doing so would compromise the integrity of the report.

    We start with a structured walkthrough of every level, including attic, basement, and any crawlspace. Photographs and findings are logged before any sampling decisions are made.

    Moisture mapping

    Calibrated pin and pinless meters plus thermal imaging identify elevated moisture behind drywall, under flooring, and around plumbing penetrations — in older Durham homes, this is where most of the answers live.

    Sampling

    Tape lifts, swabs, and spore-trap air samples are pulled where they will actually answer the question — paired with a same-day outdoor control for any indoor-air comparison.

    Lab analysis & report

I can already see mold. Why do I still need an inspection?

Visible mold confirms a problem; it doesn't tell you the extent. An inspection determines whether the visible patch is the entire issue or whether spores have spread to HVAC ductwork, wall cavities, attic insulation, or adjacent rooms. It also identifies the species, which affects the remediation protocol, and quantifies airborne concentrations that drive whether occupants should relocate during work.

What does a Durham mold inspection typically cost?

Cost varies with scope. A focused single-room inspection with one indoor sample plus an outdoor control is at the lower end. A whole-home inspection covering attic, crawl, multiple living areas, and HVAC with multiple samples is higher. Lab analysis is a meaningful share because AIHA-accredited labs charge per sample. We quote in writing before any field work begins, and we don't bundle inspection with remediation pricing.

How long does the inspection take and when do I get results?

Field work for most Durham inspections runs two to four hours. Visual findings, moisture data, and thermal images are immediate. Lab results from AIHA-LAP accredited facilities typically return in three to five business days. The full written report is delivered within one to three business days of receiving lab data — putting most projects at five to eight business days from inspection to final report.

Should the inspector also do the remediation?

Industry best practice recommends keeping the diagnostic and remediation roles separate to avoid conflict of interest. We perform both, but we price and scope inspection on its own merits, and the report is written with only the diagnostic question in mind. For post-remediation clearance, we recommend an independent third-party inspector or industrial hygienist regardless of who did the work.

What does an air-sample result actually mean?

Indoor air samples are interpreted by comparison, not against an absolute threshold — there is no universally agreed regulatory limit on indoor mold counts. The standard is to compare indoor samples against a same-day outdoor control. Indoor samples that match the outdoor profile generally indicate normal fungal ecology. Samples with significantly higher counts, or with species like Stachybotrys or Chaetomium that are absent or rare outdoors, indicate an indoor source. Our reports explain what your numbers actually mean.
