The room nobody inspects.

Most Durham homeowners look for mold in the obvious places — under sinks, behind drywall, around bathroom tile. The crawlspace is the part of the house almost no one inspects, and it’s consistently where we find the largest, oldest colonies in the area.

Durham’s housing stock makes this worse than most. Historic neighborhoods built before modern vapor management, and 1970s ranch construction with marginal venting, both produce crawlspaces that stay damp year-round. The colony has been there for months by the time a musty bedroom upstairs makes anyone wonder.

The fix is two things at once: remove the contamination cleanly, and close the moisture path that produced it. Either one without the other is a temporary fix.

Crawlspace spores ride the stack effect upward into living areas through plumbing chases and HVAC returns. By the time a Durham homeowner notices a musty bedroom, the source has been working for months.

Joists, sill plates, band joists, and subfloor absorb humidity all year. Once they're a substrate, they stay one. Older Durham housing stock — historic neighborhoods and 1970s ranches with marginal venting — is especially vulnerable.

    Inspection

    We map every affected joist, subfloor section, and insulation run; identify the moisture intrusion point; and document scope before quoting a price. The walkthrough is included with the quote.

    Containment

    Negative-pressure barriers and HEPA filtration isolate the crawlspace from the rest of the home. Spores don't migrate up into the living area while we work.

  3. 03

    Removal

    Affected materials come out under controlled conditions. Surviving framing is HEPA-vacuumed and treated with EPA-registered antimicrobials. The whole envelope gets cleaned, not just the visible patches.

  4. 04

    Repair

    Vapor barrier, drainage, sealing, dehumidification — whatever the specific moisture path is, it gets fixed in the same project. The conditions that grew the colony don't survive the project end date.

Why is the crawlspace where most Durham mold problems start?

Crawlspaces sit directly above bare earth, stay dark and confined, and connect to the rest of the house through HVAC returns and stack-effect airflow. The combination of soil moisture, low temperatures, and limited air movement creates exactly the conditions mold needs — usually without any liquid water present at all. In older Durham neighborhoods, marginal venting and absent vapor barriers compound the problem.

What should I do if I see mold down there?

Stop using the space, don't disturb the colonies (which releases spores), and have it professionally evaluated. Crawlspace spores travel readily into living areas through HVAC and stack-effect airflow, so the contamination almost never stays where it started. We can usually walk it within a few days of the call.

How does the remediation actually work?

We start with an inspection to find the moisture cause, then build containment, remove affected material under HEPA filtration, treat surviving framing with EPA-registered antimicrobials, and repair the conditions that allowed the growth. Documentation is provided at every stage — photos, scope of work, before-and-after, and a written final report.

Will it come back after we finish?

Not if the moisture source is corrected. Removing visible growth without addressing humidity, drainage, vapor intrusion, or ventilation virtually guarantees recurrence — that's why our scope always includes the cause, not just the symptom. We'll only sign off on the project when the underlying issue is closed.

Do you work with homeowners insurance?

Yes. We document scope, materials, moisture readings, and remediation activities in the formats your insurer expects. We've worked with the major NC carriers on covered losses for over twenty years and know how to present a claim that holds up.
