An inspection should answer one question well: is mold present, where, how much, and what should be done? Everything else is conversation. We do the field work, we run the lab work through an independent AIHA-LAP accredited facility, and we deliver a written document you can hand to a buyer, a seller, an insurer, or a remediation contractor.

Most Cary homes we inspect are between fifteen and forty years old — tight envelopes, sealed crawls, finished basements, and HVAC systems that move humidity around a lot. The places mold hides in these homes are predictable; the only way to find it is to look.

We don’t bundle inspection with remediation pricing. The fee for the diagnostic stands on its own, and the report is written with only the diagnostic question in mind.

Newer construction hides moisture differently.

Cary's 1990s and 2000s housing stock has tighter envelopes, OSB sheathing, and sealed crawlspaces — which means moisture problems develop slowly and silently behind finishes. Without sampling, the first symptom is often the report from a homebuyer's inspector.

Pre-listing surprises kill closings.

Discovering an undocumented mold issue during the buyer's due diligence is one of the most common reasons Triangle deals re-trade or fall through. A pre-listing inspection puts the seller in front of the question.

DIY scope leaves the source in place.

Cleaning what's visible without identifying the moisture intrusion or the extent of cavity contamination almost guarantees recurrence — and a second invoice within twelve months.

    We document every level of the home, photograph visible findings, and interview occupants about leak history, recent renovations, and any health complaints driving the call.

    Moisture mapping

    Pin and pinless meters, paired with thermal imaging, locate elevated moisture in walls, ceilings, and subfloors — the places mold prefers but eyes can't see.

    Sampling

    We collect surface, swab, or spore-trap air samples where they'll answer the question on the table — always with a same-day outdoor control for comparison.

    Lab analysis & report

    Samples ship to an AIHA-LAP accredited lab. You receive a written report with photographs, moisture readings, sample results, and clear, defensible recommendations.

Why would a relatively new Cary home need a mold inspection?

Newer homes are tighter, which is energy-efficient but unforgiving. Small plumbing failures, HVAC condensate problems, and envelope leaks can run for months without visible symptoms because the assemblies don't breathe out moisture the way older houses do. By the time staining appears on drywall, the cavity is usually well-developed.

How much does a mold inspection in Cary cost?

Pricing depends on scope. A focused inspection of one room with one indoor sample plus an outdoor control is at the lower end. A whole-home inspection across multiple living areas, attic, crawl, and HVAC with several samples is higher. Lab analysis is a meaningful share because AIHA-accredited labs charge per sample. We quote in writing before any field work begins.

How long does the inspection take and when do I get the report?

Field work for most Cary homes runs two to four hours. Visual findings, moisture data, and thermal images are available the same day. Lab results from AIHA-LAP accredited facilities typically return in three to five business days. The full written report is delivered within one to three business days of receiving the lab data — most projects close within a week of inspection.

Do I need air sampling, surface sampling, or both?

If you can see growth and just need to confirm what species it is, surface sampling — tape lifts or swabs — is sufficient. If you suspect a hidden source, are investigating health complaints, or need data for a real-estate or insurance file, air sampling with an outdoor control is the more useful test. Many inspections use both.

Should the same company do the inspection and the remediation?

Industry best practice recommends keeping the diagnostic and the remediation roles separate to avoid conflict of interest. We perform both, but we price and scope inspection on its own merits, write the report with only the diagnostic question in mind, and tell clients clearly that they may use any qualified contractor for remediation. For post-remediation clearance, we recommend an independent third-party verifier in every case.
