Cary homeowners usually call us about mold damage when something visible has surfaced — a ceiling stain, soft drywall behind a baseboard, a swollen subfloor in the laundry. The visible damage is rarely the full picture. The cavity behind it has typically been wet for weeks or months, and the surrounding materials are further along than they look.

Damage restoration is a different scope from remediation. Remediation cleans contamination. Restoration replaces what the contamination took, reconditions surviving structure, and documents every material decision for the insurance file.

We do both, in sequence, with the same crew running the schedule. That’s the only way the rebuild stays sound.

Newer construction hides damage longer.

Cary's tighter envelopes trap moisture more than older homes do. By the time stains show on a finish, the cavity behind it has often been wet for many months — and the damage scope is larger than the visible area.

Pre-finished materials don't dry like lumber.

Engineered flooring, paper-faced drywall, and laminate trim swell, delaminate, and stay wet under the surface. Treating them like solid wood and walking away leads to recurrence under the new paint.

Insurance scope creep without documentation.

Adjusters routinely adjust scope downward when materials and moisture readings aren't documented at intake. We capture the evidence at the front of the project so the scope holds through to payout.

    Damage scope assessment

    Material-by-material grading: what's salvageable with cleaning, what has to be cut out, what was already compromised. Photos, moisture readings, and written scope land in your inbox the same day.

    Demolition of unsalvageable material

    Containment up, negative pressure on, HEPA scrubbers running. Affected drywall, insulation, and subfloor are removed under controlled conditions so cross-contamination doesn't spread the project.

    Structural drying

    Air movers and commercial dehumidifiers bring framing back to dry standard. We log moisture readings daily — you'll see the numbers, not just hear that it's dry.

    Restoration build-back

    Drywall, paint, flooring, trim, cabinetry where needed. One team, one schedule, one warranty — and we coordinate the moisture-source repair so the same problem doesn't return.

How do I tell mold damage from cosmetic mold?

Cosmetic mold is surface growth on a non-porous material — tile grout, painted concrete, vinyl. Mold damage is when porous materials have been colonized below the surface: drywall paper, fiberglass batt, OSB, subfloor. The first cleans up. The second comes out. We grade each affected material on site so the line is documented.

Will my homeowners insurance pay for damage restoration?

If the moisture source is a sudden, accidental event covered under your policy — pipe burst, appliance failure, storm-driven roof leak — typically yes, with a mold sub-limit between $5,000 and $10,000 on most NC policies. Long-term humidity, slow leaks, and deferred maintenance are usually excluded. We document the moisture source so your claim is defensible.

Do you handle the rebuild or just the demolition?

Both. We hold remediation and reconstruction under one team. That's the difference between a project that ends with a clean cavity and one that ends with you walking back into a finished room. It also means structural drying signs off before any new material goes back.

Can my furniture and contents be saved?

Hard-goods are usually salvageable through HEPA vacuuming and antimicrobial treatment. Soft goods — upholstered pieces, mattresses, fabric storage — depend on exposure depth and time. We document each item's condition so the claim line-item matches reality, and we never dispose of contents without your written authorization.

When can my family move back into the room?

After post-remediation verification confirms the area is back to baseline. We collect clearance air samples, compare to outdoor controls, and provide a written PRV report. The certificate is what tells you the room is safe to occupy — not the absence of visible mold.
