A diagnosis, not a sales pitch.

An inspection is a diagnostic exercise. The whole point is to come back with a defensible answer to a specific question — is there mold here, where is it, how much, and what should we do about it? In Asheville’s mountain climate, with older housing stock and weather-driven moisture, the answer is rarely obvious from the doorway.

We walk the property end to end, map moisture with calibrated meters and thermal imaging, and pull samples only where they will actually answer the question on the table. Lab analysis is done by an independent AIHA-LAP accredited facility — not in-house, never bundled.

You receive a written report with photographs, moisture data, lab results, and a clear recommendation. If remediation is warranted, you have evidence to support the scope. If it isn’t, you have a document that says so.

    Walkthrough

    We start with a structured walkthrough — every level, every room, attic, basement, and crawl. Visual findings are photographed and logged before any sampling decisions are made.

    Moisture mapping

    Pin and pinless meters, plus thermal imaging, identify where water is hiding behind finishes. In Asheville's older housing stock, this is where the real story usually surfaces.

    Sampling

    Where indicated, we collect surface tape lifts, swabs, or spore-trap air samples — always paired with an outdoor control taken the same day under similar conditions.

    Lab analysis & report

    Samples go to an AIHA-LAP accredited laboratory. You receive a written report with photos, moisture data, lab results, and clear recommendations — including whether remediation is even warranted.

Five questions account for most of the inspection calls we get from Asheville and the surrounding mountain communities. Short answers below — the longer ones happen on the phone.

Do I really need an inspection if I can already see mold?

Visible mold tells you something is wrong; it does not tell you how far it has spread, what species it is, or whether HVAC and adjacent cavities are involved. An inspection answers those questions before you spend a dollar on remediation. In Asheville's older homes, what looks like a small bathroom patch is frequently the visible edge of a much larger crawlspace or wall-cavity issue.

What does a mold inspection in Asheville typically cost and how long does it take?

A focused single-room inspection with one indoor air sample and an outdoor control is at the lower end. A whole-home inspection across attic, crawl, multiple living areas, and HVAC with multiple samples is higher. Field work for most homes runs two to four hours, with the lab portion adding three to five business days. We quote in writing before any work begins.

When do I need air sampling versus surface sampling?

Surface sampling — tape lifts and swabs — confirms what a visible patch actually is. Air sampling tells you whether spores are elevated in the breathing space and whether there's a hidden source. For health-driven inspections, post-water-event inspections, and real-estate transactions, air sampling with an outdoor control is generally the more useful test.

Is a mold inspection required for a North Carolina real-estate sale?

Not by statute. But disclosure rules and lender requirements increasingly push parties toward documented findings, and mountain-region appraisers routinely flag visible moisture issues. A clean, recent inspection report is one of the lowest-cost ways to keep a closing on track.

What's the difference between visible mold and an air-quality problem?

They can be the same problem or two different ones. A visible patch in a bathroom may not be elevating spore counts in living areas. Conversely, occupants can have clear respiratory symptoms while no visible growth is present — the source is in a cavity, an HVAC system, or a crawl. Inspection separates the two questions and answers each one with evidence.
