The visible damage is almost never the full picture.

Most Durham homeowners reach out about mold damage after something becomes impossible to ignore — a sagging ceiling tile, a soft baseboard, a stain that keeps growing through fresh paint. By that point the framing behind the wall has usually been wet for weeks or months, and the cavity is further along than the room.

Durham’s housing stock is part of the issue. Historic homes were framed before modern vapor management. 1970s ranch builds tend to have marginal crawlspace ventilation. Both produce cavities that hold moisture longer than the materials can take.

Historic homes and 1970s ranch builds were framed before modern moisture management. Sill plates, band joists, and subfloor in long-wet areas are often more degraded than the visible drywall suggests — and the scope grows when we open the wall.

Mold sub-limits in NC policies typically run $5,000 to $10,000. Adjusters cut what isn't documented at intake. Photos, moisture readings, lab results, and itemized material lists are what hold the scope through to payout.

We see this constantly when we re-bid someone else's work — new drywall installed before the framing was dried back to standard. Six months later, the colony is back, and so is the scope.

    Material-by-material grading — drywall, framing, insulation, subfloor, contents — with photos and moisture readings logged on day one. The scope and the cost are written down before we touch anything.

    Demolition of unsalvageable material

    Containment built, negative pressure pulled, HEPA scrubbers running. Affected porous materials come out under controlled conditions so spores don't migrate into the rest of the house.

    Structural drying

    Air movers and commercial dehumidifiers bring framing back to dry standard. We log readings daily — you'll see the numbers, not just hear that it's dry.

    Restoration build-back

    New drywall, insulation, flooring, paint, and trim — coordinated alongside the moisture-source repair so the conditions that caused the damage can't return after we leave.

What's the difference between mold damage and mold remediation?

Remediation is the contamination work — containment, removal, antimicrobial treatment. Damage restoration is what comes after: replacing materials too compromised to clean, drying surviving structure, and rebuilding the room. On most projects we do both, but they're priced and scoped separately so the line items are clear.

Will my homeowners insurance pay for damage restoration?

If the underlying water source is a covered, sudden event — pipe burst, appliance failure, storm-driven roof leak — typically yes, with a mold sub-limit between $5,000 and $10,000 on most NC policies. Long-term seepage, deferred maintenance, and chronic humidity are usually excluded. We document the moisture source thoroughly so the claim is defensible.

Do you do the reconstruction yourselves?

Yes. Remediation and rebuild are held under one team. You don't have to coordinate a remediator, a drywall sub, and a flooring crew on overlapping schedules — and the rebuild only starts after structural drying and post-remediation verification confirm the area is ready.

What about furniture and personal contents?

Hard, non-porous goods are HEPA-vacuumed and antimicrobial-treated on site. Soft goods — upholstered furniture, mattresses, fabric storage — are evaluated case by case. We document each item and its condition so the claim line matches reality, and we never dispose of anything without your written authorization.

When can my family move back into the room?

After post-remediation verification. Clearance air samples are collected, compared against outdoor controls, and a written PRV report is provided. The certificate is the answer — not 'it looks clean.' Until that report is in your hand, the room isn't signed off.
