Cleanup is a tier — not a discount on remediation.

Cleanup is for small, recently-discovered, surface-only mold — under about 10 sq ft of contiguous growth, single-room, on materials that can actually be cleaned. EPA guidance draws the line in roughly the same place we do, and we’re honest with homeowners about which side of it they’re on.

When the scope genuinely fits cleanup tier, the work is straightforward: verify the area, diagnose the moisture, treat the surfaces, fix the cause, and come back at 30 days to confirm it stayed dry. Faster, cheaper, and just as documented as a full remediation when the size is right.

When it doesn’t fit — colonized drywall, multiple rooms, persistent moisture, or anyone with respiratory sensitivities in the home — we say so. Cleanup pricing on a remediation-scale problem just produces a recurrence and a second bill.

Cleanup-tier scope when remediation is needed.

EPA guidance puts the cleanup ceiling at roughly 10 sq ft of contiguous visible growth on non-porous or semi-porous surfaces. Past that — colonized drywall, contaminated insulation, multi-room exposure — the right scope is full remediation. We tell you which side of the line you're on, even when it costs us the smaller job.

Bleach on porous materials is theater.

Bleach is mostly water; the active component is consumed at the surface. On drywall, fiberglass, paper, or wood, the hyphae extending below the surface are unaffected. The visible growth disappears for a few weeks and returns from the inside out.

Surface cleaning over a wet substrate is wasted money.

If the moisture source isn't diagnosed and corrected, no surface treatment matters. The colony just regrows from the persistent water. Cleanup includes finding the source — that's not optional, even on small jobs.

Cleanup-tier work is fast when the scope genuinely fits the tier. The 30-day return visit is what makes it stick.

    Scope verification

    Walk the affected area, measure visible growth, evaluate the substrate. If the scope exceeds the cleanup tier, we say so on day one and quote remediation pricing instead. Honest line in the sand.

    Moisture diagnosis

    Moisture meter readings, infrared if needed, and a quick look at the obvious sources — plumbing, roof, vapor, condensation. Cleanup isn't real if the substrate is still wet a week later.

  3. 03

    Surface treatment

    HEPA vacuuming and EPA-registered antimicrobial treatment on the affected surfaces. Single-room confinement keeps spores from migrating during the work.

  4. 04

    Moisture repair + 30-day check

    We address the moisture cause — a small fix in most cleanup-tier jobs — and come back at 30 days to verify the area stayed dry. If anything reappears, the visit is included.

Cleanup vs. remediation, plainly.

The line between cleanup and remediation isn’t arbitrary, and it isn’t up for negotiation. Below are the questions homeowners ask once they’ve realized that.

How do I know if I need cleanup or remediation?

EPA guidance is the rough yardstick: under about 10 sq ft of contiguous visible growth on a single hard or semi-hard surface, and you're in cleanup territory. Once it spreads to porous materials like drywall paper or insulation, or covers multiple rooms, or has been growing for more than a few weeks, the right scope is remediation. We make the call honestly during the walkthrough — and if the scope changes mid-project, we stop and re-quote.

Can I just do this myself?

If the area is genuinely small, the surface is non-porous, you're not immunocompromised, and you can identify and fix the moisture source — yes, EPA actually says homeowners can handle that scale. The trouble is most homeowners can't tell whether they're truly under 10 sq ft, or whether the visible patch has a hidden colony behind it. A free walkthrough resolves the question quickly.

Can you do same-day cleanup?

Often yes. A small, confirmed cleanup-tier job is usually a single-day visit if we have schedule capacity. The moisture-source repair sometimes adds a follow-up day depending on what's involved. Email or call with a photo and we'll tell you what's realistic for your timeline.

Does cleanup require lab testing?

Usually no. Cleanup-tier work is for visible, surface-level growth where the species and scope are visually obvious. Lab testing makes sense when species identification matters for the claim, the real-estate transaction, or when symptoms are present without obvious growth. We'll recommend testing only if the situation calls for it.

What if mold comes back after cleanup?

If we did the moisture-source diagnosis correctly, it shouldn't. The 30-day check is built into our cleanup scope; if anything has reappeared at that visit, we re-evaluate at no charge. If it returns later, we look at it and tell you honestly whether it's a new event or a missed source — and what the right next step is.
