An inspection determines whether the visible patch is the entire issue or whether spores have spread to HVAC ductwork, wall cavities, or adjacent rooms. It also identifies the species, which affects the remediation protocol, and quantifies airborne concentrations — the data points that drive whether occupants should relocate during the work.
Cost varies with scope. A focused single-room inspection with one indoor sample plus an outdoor control sits at the lower end. A whole-home inspection covering attic, crawl, multiple living areas, and HVAC with multiple samples is higher. AIHA-accredited lab analysis is a meaningful share of the total because labs charge per sample. We quote in writing before any field work begins.
