Most Greensboro homeowners look for mold in the obvious places — bathrooms, kitchens, the back of the laundry. The crawlspace is the part of the house almost no one inspects, and it’s consistently where we find the largest, oldest colonies in the Triad.

Triad housing stock makes the problem worse than it has to be. Older neighborhoods built before modern vapor management. Crawlspaces with marginal venting that fights modern HVAC.     Inspection

    We map every affected joist, sill plate, and insulation run; identify the moisture intrusion point; and document scope before quoting a price. The walkthrough is included in the quote.

  2. 02

    Containment

    Negative-pressure barriers and HEPA filtration isolate the crawlspace from the living space above. Spores can't migrate up while we're working below.

  3. 03

    Removal

    Affected materials come out under controlled conditions. Surviving framing is HEPA-vacuumed and treated with EPA-registered antimicrobials. The whole envelope gets cleaned, not just the visible patches.

  4. 04

    Repair

    Vapor barrier, drainage, sealing, dehumidification — whatever specific path produced the moisture is fixed in the same project. The conditions that grew the colony don't survive the project end date.

Five questions, five honest answers.

After two decades on Triad crawlspaces, the same questions come up. The shorter version is below; the longer version is a phone call — or a walkthrough.

Why are Triad-area crawlspaces such a frequent mold source?

They sit directly above bare earth, stay dark and confined, and connect to the rest of the house through HVAC returns and stack-effect airflow. Soil moisture rises as vapor, condenses on cool floor framing, and creates exactly the conditions mold needs — often without any standing water at all. Greensboro's older neighborhoods, in particular, have crawlspaces with marginal venting and absent vapor barriers.

What should I do if I see mold under my house?

Stop using the space, don't disturb the colonies (which releases spores), and have it professionally assessed. Crawlspace spores migrate readily into living areas through airflow, so the contamination almost never stays where it started. We'll usually walk the space within a few days of your call.

How does the remediation actually work?

Inspection first, to identify the moisture source. Then containment, removal of affected material under HEPA filtration, antimicrobial treatment of surviving framing, and repair of the conditions that allowed the growth. Photos, scope of work, and a written final report at every stage.

Will it come back after we finish?

Not if the moisture source is corrected. Removing visible growth without addressing humidity, drainage, vapor intrusion, or ventilation is the single most common reason for recurrence. Our scope always includes the cause, not just the symptom — we won't sign off on the project until the underlying issue is closed.

Do you work with homeowners insurance?

Yes. We document scope, materials, moisture readings, and remediation activities in the formats your insurer expects, and we've worked with the major NC carriers on covered losses for over twenty years.
