Those homes were built when popcorn ceilings, vinyl-asbestos floor tile, and asbestos-bearing joint compound were standard.

An asbestos inspection is the diagnostic step that comes before any of that work. It is not removal, it is not air clearance — it is a regulated visual survey and sampling event that tells you, in writing, what the materials in your walls, ceilings, and floors actually contain.

    Records review

    We pull permit history, construction-era data, and any prior inspection reports for the Apex property. Pre-1989 construction is presumed to contain asbestos until proven otherwise — the records review tells us where to look first.

    On-site walkthrough

    An accredited inspector walks the property, identifies suspect materials, and groups them into homogeneous areas under EPA AHERA protocol — popcorn ceilings, vinyl floor tile, plaster, joint compound, pipe insulation, and the rest.

    Bulk sampling

    Samples are collected with wet methods, double-bagged, and entered into chain-of-custody. Sample counts follow AHERA minimums per material category, documented to floor plans with photos.

  4. 04

    Lab analysis & report

    Bulk samples go to an NVLAP-accredited lab for PLM analysis. You receive a signed written report with sample locations, lab results, condition ratings, and response-action recommendations for each ACM identified.

I’m buying an older Apex home — should I order an inspection?

If the home was built before 1989, yes. A pre-purchase inspection is one of the cheapest pieces of due diligence available, and it gives you concrete numbers to negotiate against if asbestos is found. Without it you’re inheriting an unknown liability that can surface mid-renovation later.

How long does a residential inspection take?

A typical Apex single-family home is two to four hours on site, plus three to five business days for lab turnaround. Rush 24- to 48-hour lab options are available when a closing is on the calendar. Most reports are delivered within a week of the visit.

What does the inspector actually look at?

Every accessible space — living areas, attic, crawlspace, mechanical rooms, and above suspended ceilings where access permits. We sample popcorn and acoustic ceilings, vinyl floor tile and sheet flooring, mastic, plaster, joint compound, pipe and boiler insulation, transite siding, vermiculite attic insulation, and gaskets on plumbing and HVAC equipment.

What does the final report contain?

A signed deliverable from the accredited inspector that includes the records review, sampling plan, photographed locations, lab results, condition ratings, friability assessment, and written response-action recommendations for each identified ACM. It’s the document your contractor, lender, or insurer will rely on.

How much does an inspection cost?

Residential inspections in Apex typically run $400 to $900 depending on square footage, sample count, and complexity. Commercial inspections are scoped per project.
